Getting Started

When we first meet, we will discuss what your selling objectives are and preview your property. This is a good time to ask questions, and I will give you an idea of what to expect during the selling process. We will discuss preliminary ideas for pricing and house preparations including minor repairs, curb appeal, staging options, and other tips to make your property feel welcoming to potential buyers. I will also provide you with a complete Comparative Marketing Analysis (CMA) for your property including comparable sales in your area.

Signing Listing Paperwork

When you decide you are ready to sell your home, we will review and sign a Standard Listing Agreement and complete all of the mandatory disclosure forms.

Preparing Your Property

First impressions matter. Before putting your property on the market take a look through the buyers eyes. All preparations should completed prior to taking listing photos. Here are some things to consider:

  • EXTERIOR - Keep your yard trimmed and edged. Trim all bushes and plants. De-clutter patios, decks and other outside areas. Store garbage cans and yard equipment in a garage or shed. Examine exterior paint especially on the front door and trim. Check gutters, downspouts, and roof for any needed repairs. Repair/ repaint shutters as needed. Inspect windows and screens for repairs.

  • INTERIOR - Take care of improvement projects discussed during your listing consultation and make sure home is throughly cleaned. Declutter throughout the house including bathrooms, countertops and picture-walls. Rearrange and remove furniture if possible to make rooms seem larger. During showings be sure to leave drapes and blinds open and lights on throughout the house.

Marketing And Promoting Your Home

Throughout the sale process I will give you updates regarding showings and marketing efforts. Understading where buyers come from enables me to implement a unique marketing mix tailored to your property. These marketing activities include but are not limited to: Hiring a professional photographer for listing photos, mailing targeted “Just Listed” postcards, holding public open houses & brokers tours, yard signage, local newspaper ads, promotion on social media and real estate websites, and communication with my network of buyers, sales agents, and brokerages.

Reviewing Offers And Negotiating

I will review all offers with you in their entirety and ensure that you have a clear understanding of all terms. I will also prepare a Seller Net Sheet to give you a better understanding of how the contract terms translate to your bottom line. After reviewing we will strategize how best to respond, whether that is with a counter-offer or by simply accepting the offer as written. If we choose to counter I will negotiate on your behalf to make sure that you get the best terms and sales price possible. Once negotiations are complete and both parties sign off, the contract is considered ratified.

Under Contract / Pending Period

Once you have a ratified purchase agreement, your property is considered to be “under contract”. At this time all contractually required inspections will be completed and any repairs will be noted/ requested. I will ensure that these inspections occur in a timely manner and that all contingencies are removed within their contractually agreed upon timelines. These inspection typically include - Termite and Moisture Inspection, Home Inspection, Appraisal, and Final Walkthrough. After negotiation, any agreed upon repairs must be completed prior to closing. I will be able to coordinate getting quotes from contractors and scheduling any repairs as necessary. I will also meet the appraiser at the property with a list of comparable properties to support the purchase price. A day or two before closing the Buyer with do their final walkthrough to ensure that the property is in substantially the same conditions as when the offer was made, confirm all agreed upon repairs have been compelted, and make sure that the property is free of personal property, trash and clutter.

Closing / Settlement

Congratulations, you have successfully sold your home! On closing day you will meet with your attorney or settlement agent to review and sign all required documents. Buyers and Sellers will close separately. Once both parties have close, the property transfer is recorded and you will receive your funds within two business days. I will still be available to help with moving recommendations or any other questions you may have.
